Mansfield, third largest high-growth area in the United States, ideal location for sophisticated grocery store concept

Dallas – Feb. 1, 2010 – United Commercial Realty (UCR), a leader in retail real estate services, represented The Shops at Mansfield, LLC in a transaction to bring Kroger Marketplace, an expanded grocery store concept, to Mansfield, Texas.

The 123,000-square-foot store is the newest store concept for The Kroger Co. (NYSE: KR) in Texas and will feature 55,000 square feet of general home merchandise and 68,000 square feet of grocery items.

Kroger Marketplace will offer an expanded variety of grocery and deli products, gourmet and chef-prepared foods, wine shop with a wine steward, Nature's Market with all-natural and organic products, florist, drive-through pharmacy with $4 generic drugs, a Kitchen Place area with upscale kitchenware and place settings, a Fred Meyer Jewelry store and a large home furnishings section featuring Ashley Furniture.

Kroger Marketplace is expected to open summer 2011 in the Broad Street Commons shopping center, located at the southwest corner of E Broad Street and Highway 360. Broad Street Commons will also consist of a Kroger fuel center, pad sites and 16,000 square feet of retail shops.

Karla Smith and Jean Smith of UCR represented The Shops at Mansfield, LCC, a partnership between Jerry Crenshaw and Jim Shindler, in procuring Kroger Marketplace as the anchor tenant for Broad Street Commons. Conifer Real Estate, Inc. will oversee and manage the development of the property.
