Creative Leasing Leads to Exceptional Success
When Giorgio Borlenghi, president of the Interfin Corporation, decided to develop a mixed-use project in the Uptown area of Houston, he hired UCR to consult on the development and leasing of the retail component. Although the location was exceptional, the competitive influences of one of the top three super-regional malls in the country (Houstonís Galleria) and the number one lifestyle center in Houston (Highland Village), both within two miles of the site, demanded a creative approach to leasing. UCR started with national high volume restaurants to drive traffic and filled in with national and local specialty retailers. The result was one of the most successful centers in Houston which subsequently sold for one of the highest prices per square foot of any center sold in Houston.
