Urban Village in the Heart of the Bayou City
The 389 unit multi-family component of this center was successful from the start. However, retail leasing started off slow. When Gables and Northwestern Mutual hired UCR to consult on and execute a retail leasing program for West Ave., the project was only 15 percent leased, despite the efforts of two previous leasing companies. Twenty-four months later, when the Gavles took the reatil leasing efforts in-house, the project had reached 75 percent occupancy despite the current dismal economic conditions. The tenants added during those 24 months included high-end women’s and men/s ready to wear, exclusive home furnishings and electronics stores and internationally renowned restaurants.
